Design Management

Schematic Design

During this phase, we review project objectives with the Client to collect complete information regarding desired size, function, and aesthetic of new and/or renovated spaces.  We also gather as-built drawings, site plans, and measure the affected spaces to help the Designer of Record create initial Concept Drawings and review options with the Client. 

Design Development

After Client approval of Schematic Design, we  manage preparation of Design Development Documents which include an outline of project specifications for the Client’s review

Construction Documents

After Client approval of Design Development documents, we manage preparation of Construction Documents in accordance with the building codes and zoning ordinances having jurisdiction.  During this phase we also manage the development of documents and specifications for Contractor bidding, negotiation and construction.  

Preparation of Permit Set of Construction Drawings

We furnish to the local jurisdiction (the entity reviewing the project and issuing the permit) all architectural information, data, and drawings required for procuring all necessary permits ultimately providing our client a buildable set of drawings.

Construction Management

Pre-Construction Phase

  • Perform construct-ability assessments of construction plans and specifications;
  • Develop project schedule;
  • Prepare budget estimates and progress and cost tracking reports; 
  • Prepare Requests for Proposals (RFPs) for subcontractors to perform work on the Project;
  • Review, and consult with Client regarding, proposal/bid packages received from subcontractors;
  • Prepare subcontracts, negotiate changes with architects, engineers, consultants, clients, suppliers and subcontractors; 
  • Schedule subcontractors, consultants and materials in critical path to ensure timely project completion; 
  • Assist Client with permitting related issues

Construction Phase

  • Provide Project Management, administrative and related services to coordinate and direct scheduled project activities and supervise subcontractors engaged on the Project;
  •  Conduct regular site visits to inspect and review projects and monitor compliance with building and safety codes and other regulations; 
  • Provide detailed Project progress reports ;
  • Review requests for changes, assist in negotiating change order proposals, and, once accepted, ensure modifications are incorporated into projects;
  • Prepare submittals documents and ensure approved submittals are implemented into the project; 
  • Coordinate required inspections with local jurisdictions, testing lab services and locator services; 
  • Initiate Requests for Information (RFIs) as necessary; 

Post-Construction Phase

  • Evaluate the completion of project work and make recommendations to the Client when work is ready for Final Inspection;
  • Assist the Client and any representatives of the stakeholders in conducting Final Inspections;
  • Obtain final punch-list acceptance;
  • Prepare “Close-out Document” submittal including Warranties, Record Drawings, O&M Manuals, and Record Product Data, etc.

We also provide expertise in the planning, programming, and budgeting of resources for public works services and development of facility maintenance execution plans.
